Executives of Realogics Sotheby’s International Realty (RSIR) and BDR Urban jointly announce the NWMLS unit listings and a reservation program for Encore at Columbia Station Condominiums – a planned 96-unit community located at 4689 Martin Luther King Jr. Way South in Columbia City. RSIR has appointed Jeff McDonald to Community Sales Director and Aaron Gazes to Community Sales Associate to manage the reservations.

“Anticipation for this first-of-its-kind community has been building as the region seeks attainably-priced homeownership,” said Jeff McDonald, Community Sales Director for RSIR. “Buyers will rejoice the opportunity to reserve a home in advance of the public sales debut including sharp introductory pricing and even the potential of exclusive rent-to-own programs.”

Prospective buyers are invited to preview Encore at Columbia Station during a scheduled public “pop up” open house at the Sonata Apartments located at 3000 S. Alaska Street Way in Columbia City on Saturday, February 23, 2019. During the event, a limited collection of homes will be offered for unit-specific reservations with set price ranges in exchange for a $2,500 fully-refundable deposit. Reservations will be converted to Purchase and Sale Agreements when the Sales Center opens in the Spring 2019. Just released, BDR Urban has announced preliminary plan types and price guidance for the unit reservations as follows:

  • Studio / One Bathroom (349-483 Sq. Ft.) from Below $300,000

  • Urban One Bedroom / One Bathroom (495-569 Sq. Ft.) from Below $400,000

  • One Bedroom / One Bathroom (505-670 Sq. Ft.) from the Low $400,000s

  • One Bedroom Plus Den / One Bathroom (696 Sq. Ft.) from mid $500,000s

  • Two Bedroom / Two Bathroom (864-976 Sq. Ft.) from the High $600,000s

  • Optional parking from $29,000 to $39,000

As a creative response to Seattle’s affordability challenges, consumers will have an option to rent from BDR Urban’s Sonata Apartments located directly across the street from Encore at Columbia Station, with a portion of the lease payment to be credited towards the future purchase price of a condominium. As a two-part transaction, the first twelve (12) qualified homebuyers that reserve and later purchase at Encore at Columbia Station will be granted the opportunity to rent at Sonata Apartments with up to 15 percent of the total lease payments being credited back to the homebuyer at closing. These reservation holders can watch their condominium being built across the street while renting at Sonata and saving for the future closing of their new condominium.

Encore at Columbia Station is designed as a four-story community, which includes an efficiently scaled mix of studio, urban one-, one-, one-bedroom plus den and two-bedroom flats (349–966 sq. ft.). Homes will be offered from below $300,000 to more than $700,000. Each residence features voluminous ceiling heights (targeting 9 feet), expansive window walls, engineered hardwood flooring and a European-inspired kitchen with quartz countertops and Bertazzoni stainless steel appliances with induction cooking. Amenities will include concierge services, a co-working lounge, fitness center, great room with exhibition kitchen and a patio. Above all, an expansive rooftop terrace will feature an outdoor BBQ area, an in-building dog run, wrap-around terraces with fireside seating areas and an outdoor theater. The rooftop terrace and many of the homes offer spectacular views of the neighborhood and Mt. Rainier.

Located within steps of the Columbia City Station, part of the LINK light rail network, owners at Encore at Columbia Station will benefit from the $55+ billion Sound Transit 3 expansion. The LINK light rail system is currently operational at Columbia City today. Commuters can reach downtown Seattle or Sea Tac International Airport within 15 minutes.

“We are excited to be commencing with unit reservations and will soon welcome our newest homebuyers to the community,” said Richard Obernesser, President of BDR Urban. “As Seattle faces a mounting housing affordability challenge, we are proud to offer brand new, efficiently-scaled and attainably-price condominiums to the market.”

Obernesser is offering parking as an option rather than an obligation at Encore at Columbia City.

“For many prospective homebuyers, the cost of owning, operating and maintaining a vehicle is a bridge too far when coupled with a mortgage payment,” adds Obernesser. “Fortunately, residents at Encore at Columbia City will enjoy one of the most walkable urban neighborhoods in the city with immediate access to the LINK light rail station. We also hope our rental rebate program will help make saving for the future down payment a little easier.”
