ENCORE at Columbia Station Development Update
Since it was first announced in early 2018 that BDR Urban intended to sell the individual homes within their second phase of the Sonata masterplan (now known as Encore at Columbia Station), the anticipation for attainably priced condominiums has been building within the community. Meanwhile, BDR has been busy finalizing the architectural and design details in preparation for a more formal market debut in early 2019.
“Encore at Columbia Station is the first-of-its-kind offering in Columbia City and our prospective buyers are very excited to explore the opportunity,” said Dean Jones, President and CEO Realogics Sotheby’s International Realty—the listing brokerage firm. “We look forward to debuting the homes in early 2019 with a limited release of unit specific reservations and opening a more formal sales center by spring 2019 for presales.”
Jones and other members of the marketing and sales team joined BDR for a hardhat tour of the Sonata East phase of the development, a luxury rental community, in August providing a firsthand look at the renaissance taking shape in the immediate neighborhood.

“We’re wrapping up construction at Sonata East and will soon move our attention to Encore at Columbia Station across the tracks,” said Andrew Miller, Vice President of Income and Urban Properties at BDR. “We’re eager to add many of our signature BDR luxury elements to this next phase of development.”
Miller confirms that Encore at Columbia Station will include more voluminous ceiling heights and larger windows to allow even more light and views. Inspired interior finishes will boast engineered hardwood floors, sleek kitchens with quartz countertops and Bertazzoni stainless steel appliances with induction cooking among the recently announced updates.
Confirming a “condominium comeback”, Richard Obernesser, President of BDR Holdings, LLC, was a featured panelist during a recent BISNOW Multifamily Conference in Seattle where Encore at Columbia Station was officially confirmed as being offered for sale in 2019. The transit-oriented development was also showcased during the Downtown Seattle Association Annual Meeting, which drew more than 800 attendees to explore the next generation of condominium offerings arriving to the region.
“We are very excited to be delivering affordable homeownership options to the community,” said Obernesser. “This location offers residents a walkable lifestyle to the many attractions in Columbia City and also the convenience of riding the LINK light rail across the street so dependency on an automobile is substantially lessened if not eliminated. For some, foregoing the cost of car ownership with monthly payments, tabs, insurance, fuel and maintenance will help qualify for a mortgage and make the dream of owning a home a reality.”
Although owning a car at Encore at Columbia Station is treated as an option versus a necessity, more than 80 stalls are available for purchase.
Jones says the first step to ownership begins with unit reservations in early 2019 when an introductory release of more than two dozen homes will be offered to those that register for priority presale information at www.EncoreColumbiaStation.com. Reservations provide a homebuyer a first right of opportunity to enter into a purchase agreement in exchange for a fully refundable $5,000 deposit held in escrow. The simple reservation agreement states the select unit number and provides a price range that BDR will offer that home for purchase to the reservation holder just as soon as the project details are firmed up.
“Reservations provide a convenience to both parties – essentially, the developer is making an offer to the homebuyer,” adds Jones. “The benefit for reservation holders is they will have some time to organize down payment and can then plan ahead without fear of missing out on a home or being in a competitive bidding situation.”
A formal sales center is now being planned and scheduled to open spring 2019 commensurate with the groundbreaking of Encore at Columbia Station. When complete, reservation holders and prospective homebuyers will be able to view a scale model of the building, vignettes of the kitchen and bathroom along with a design center for home personalization as well as virtual reality tours of the homes and amenities.
